Whats Included in your home inspection?
Structure
We inspect the foundation, framing, support beams, and joists, looking for any signs of cracking, shifting, or settling. We also check attic and crawlspace structures, load-bearing walls, and other visible structural components
Roofing
We examine the condition of the roof covering (such as shingles or tiles), flashing, chimneys, skylights, gutters, and downspouts. We look for roof penetrations, visible leaks, and estimate the overall roof lifespan.
Electrical
We inspect the main service panel and breakers, check wiring, grounding, and bonding, and test GFCI and AFCI outlets. We also evaluate lighting fixtures, switches, outlets, and verify that smoke and carbon monoxide detectors are present and working.
Plumbing
We assess water supply lines, drainage systems, and venting. We check the water heater’s condition and operation, test faucets, toilets, tubs, and sinks, and look for visible leaks or corrosion.
HVAC (Heating & Cooling)
We evaluate the furnace, air conditioning unit, and thermostat, along with ductwork, airflow, and filter condition. We check ventilation in bathrooms and kitchens, and assess the age and performance of the system.
Appliances (Built-in Only)
We test the basic operation of built-in appliances such as the range, oven, microwave, dishwasher, garbage disposal, and range hood. If present, we also check the washer and dryer, and confirm all appliance connections are in good condition.
